Win. mod 37 single shot .20ga

I have one in the closet.  Saw one in gun shop for $400, another in a pawn shop for $425.
Does anyone know if these are "rare" or something.  I figured it was worth $20

Well the 37 are getting harder to find but $400 for one is high. I sold a 16 ga. in very good condition for $200 and thought I did well. But Winchesters seem to keep going up.
