Which house?????? Lake or woods

Just sold our house. Had to with the 3rd kid, it was just to small. Made enough for a down payment on my next house. Well I found a couple houses in our price range we like. One has 5 acres of hardwoods & a big barn. real nice!!!.  property is big enough for a 100 yard range ;) & a track for the kids quad.. Today I found one sitting on lakefront, Big all sports lake 120 ft of lake frontage. real nice pontoon included. No barn >:( Both houses are in the same price range The house in the woods is 45 miles from my work. the lake house is 6 miles from work. I work 24 hr shifts so I only drive it 10 times a mth. wasnt an issue till gas went thru the roof. This is a tuff one. What ya think. Im just amazed I sold my house in this market   Jay

For me it would be the woods.Cant do without the 100 yard range,and the quad track for kids would be great for them.Plus the barn comes in handy.

How old are your kids, and can they swim?

6 miles from work sounds very convenient to me.

The price of gas could eventually be the more than the mortgage if prices continue to rise.

Woods all the way.  I"ve lived waterfront a lot of my life and got real tired of the whole world's population in my front yard.  Now I have the house, the barn, the tool shed, a permanent and comfortable ground blind, 5 tree stands, a 300 yard range, horses, dogs, chickens, and cats on 120 acres...................and most of all PRIVACY!!!

I love the water but I agree with Petemi.  When they build a bonfire and use your front lawn for a pick up and drop point for water skiing and leave behind 8,729 beer bottles it ain't as much fun as it used to be.  Remember "all sports" means when you come out at 6am with a cup of coffee to watch the sun rise, there'll be a dozen kids on the lake with jet skis playing "watch my wake".  Kinda like living next to a Moto Cross. :D

Guys, all those points were brought up last night when the wife & I were discussing it. The girls are happy as long as they get a pool.
 petemi, 120 acres thats my dream. cant aford it. 5 acres in the right location will have to do. My girls are 7 My boys 11 mths. Its all about how I want the kids to grow up. The wife is happy with a house in the woods as long as the house suits her ::) Were looking at some houses today. All with a few acres, one with a pond. I guess we ll see. ..   Hey guys what do you think the responses would have been , say I posted the question on a boating forum ;D.  Thanks Jay

Burntmuch, I've lived on or near the water all my life (so far). You can trailer a boat to the water, you can't trailer the woods to the lake. 
Look around you at how much more rude and in your face the world has become.  Those same people don't suddenly change when they get in a boat.

I stole this place for 70,000 in 1990 and have since put at least another 70 into it in improvemnets.  It bank appraised at the 70 back then, but I wouldn't take 400 for it now....... in fact, it's not for sale at any price.  I whole heartedly agree with beemanbeme, having been there.....got the shirt, got the hat,....... and the dirty diapers left in my yard.

My neighbors are all nice people and far enough away so if I want to sight in a rifle at dawn when there's no wind, no one protests about it.  In fact, if I was hard up, which I'm not, and needed to take a deer out of season, which I don't, there would be no complaints.  There are good people around here that have to from time to time to get their families through an unemployed poor winter.  Everyone looks the other way.  This isn't Beverly Hills.
