Lease prices

I have a 36 acre watershed. I have three hunters (same group) that I charge $250 a year each for duck/goose hunting. For those of you that lease am I low, high, or just about right?

250$ each for $750 total?  Is it in a flyway?  On big front days do you see flight ducks using it?

Around here big farm ponds are a dime a dozen.  The difference between say 750$ a year and 7500$ a year is location and, to a lesser extent, the consistency of water levels.  If you all you shoot are local ducks the place will get shot out pretty quickly.  When you drive in and jump all the ducks off of it, you're seeing most of what you will be hunting.  If you are located near a big migratory path you will have trading ducks coming along all the time.  That type of place generally is much harder to shoot out because of the larger population of target ducks.  It's obviously harder to educate them all.

If it's an irrigation lake, or lake you can reliably lower the level to it would be worth me because you can manage the level to get smartweed and wild millet growing around the edges when you draw it down.

Water level is the only thing that I do not have control over. Unless in a significant drought it stays pretty much full. It is located in a flyway, about 35 miles north of Wichita, KS. Ducks are a bit erratic but almost always have geese throughout the season with. From about Thanksgiving through February it generally has a daily count of around 1,500 geese.

750$ is probably a bit low but not unreassonble.  The 30 acre lake across from one of my tree stands near Ottawa, KS went from 750 to 1500 last year and now it sits unleased.  It's good for maybe 2-5 good duck hunts on a good year.  For whatever reason goose numbers dont matter as much as ducks, probably because you can always hunt geese in the fields.

You might check craigslist to see if there are any Wichita area leases that are similar.
