I haven't been around since we moved  north.  Thanks for the reboot.  Looking forward to trying to get back involved

Doing well,  since the move we added chickens, turkeys,  rabbits,  pheasants, and seasonal pigs. Come mid June the wife is getting a couple of wool lambs.  Keeps me more than a little busy.

Sweet, that will definitely keep you busy for quite some time. I've got some chickens and hope to raise chukars at some point. Girlfriend is finishing up nurse practitioner school so we might buy some land together down the road once the market settles down. She wants to get alpacas and maybe a livestock guardian dog.

The coyotes aren't that bad here,  it's the foxes that get my birds

Same here. My next door neighbor listed his house for $400K and within 2 days it was under contract.

So true, never buy at the peak of the market. I bought my house in 2012 when the market had completely bottomed out. Banks were super strict at that point and everyone's mortgages were under water so the only challenge I had was finding a house that would appraise higher than the owed value. The people who sold me my house owned it outright so I was able to get a nice low ball offer in. I could sell it and make a big profit but then I'd get screwed on the next house so there's no point.

I get that,  we bought a foreclosure worked on it for 8 years and sold high enough to pay cash when we moved.  Good luck
