Land for sale in Colorado. Whats up with that?

Heard a radio spot today about 35 acre plots for sale in south central Colorado. Seems like I remember the price starting at about 30 grand?

You fellas in colorado and that area know anything about that topography there? And would you think that would be a thing someone would want?

Do you know where in so central these parcels are? there are some areas that have water issues. I have friends that live in the San Luis  valley and their well went bad, had to shell out about  10 grand to drill another hole down to good water. most of these parcels are from ranchers/ farmers selling out to developers. Its still not a bad price but it would depend entirely on location, availibilty of utilities, roads etc. let me know so I can give you my 2 cents. ;)

I'll have to check it out in detail. I thought Water could be an issue but the ad said rivers and streams in the area. 10 grand for a well is steep(around 4 here), but  here there is no rock just dirt, sand and clay.

Oh yea will I have to shoot treehuggers, or tax collectors on a daily basis?  ;D

no huggers or collecters that I've ever seen around here(trinidad area) From Pueblo to Trindad there are LOTS of those mini-ranches on the market, some in hills, some a combo of scrub oak,pinion and flat land. There's lots to chose from. Some are advertised with streams,rivers but the question is, do they run across the land your looking at or are they some distance away? I saw one with a stream on it, only problem was it was about a foot wide and was running about 3 months out of the year. not much fishing or irrigation potential there unless you dam it up and make a pond. keep looking and ask for fotos.

i live out in bon carbo ( 30 minutes west of trinidad)  Lots of areas for sale but IMO a lot of the prices they are asking are a joke. Live here long enough and you'll learn a lot about the locals and that kills the deal.

hey Bigblock, I guess maybe thats why nobody is buying around me ;D ;D. I agree, a thousand an acre of nothing is still nothing.

Kinda what I was afraid of, can you elaborate on that some, and what prices would be not funny?

I'll try hard not to get into a diatribe about this. I live near a small town(600 pop.) Typical small town values and attitudes. Its a town that time sorted passed by. My neighbors vary from those who want to live "off the grid' to survivalist who are preparing for Armegeddon. Theres some who cruise the roads with high cap burp guns gunning down varmits. A little bit of everything I guess. The missus and I looked at an old homestead sitting on 240 acres thinking to add on to what we already have. The house is falling down, well is dry, realtor said "grass grows 3 ft. high, you can lease it for grazing" Told him all the years I've lived here, the grass never made it 6in. on the  place. Told him I'd go to the assesors office and see the appraisal. Owners were asking twice what the place is worth. It would be a nice place for a modular but I think you would have to figure out what to do about water( above ground cistern maybe) We thought about offering 600 a acre but that still might be overboard. Recap- neighbors come in all sorts of flavors and I'll keep poking around for land

I live in a rural setting here in Texas, and that is universal! I would like a place somewhere up there where I could go to get away from here from time to time and something to leave the kids (7). I like Texas but a place in higher country would be nice to go visit! Let me know if you find something. I might take a trip up someday and check it out myself.

prices down here arent to bad, you do get your share of people trying to bend you over but at times you can get really good deals.

As for the locals. I cant say directly on here  :D   Las animas county is the BIGGEST welfare county in this entire country. Thats one thing that should give you an idea on the locals  ( not all of them, just 90% of them LOL)  Not to mention, Sex change capital of the world.

Its better to buy outside of trinidad

Oldshooter,

I live over the Wet Mountains, west of Pueblo, and have a friend who is a realtor in that area.  Prices and availability in this economy are pretty good in this area.  If you are interested, contact Brock @ MountainLand Properties.  He's honest, and hardworking, and I'm certain will help you to the best of his ability.

It's a beautiful area, with the Wet Mountains to the east, and the Sangre De Cristos to the west.  Small town of Westcliffe in the valley with a population of around 800.  Many military retirees in the area,  good folk in general.
