Best ways to identify businesses that are for sale?

What are some good references for finding businesses that are for sale? Is it better just to talk to commercial realtors only, or does the web have any value in a search? Thanks.

Most businesses that are still active will not allow a realtor to post signs at the business location or do local advertising because it can hurt sales.  Therefore the net is an excellent source for finding a lot of info on businesses for sale because that is where the realtors advertise this property.  The only reason I know this is because my wife is a realtor.
