Original factory SB2-870 Ultra Comp came with cinnamon lams, not blond, sold for ~$350 new, if it has a blond stock, someone swapped it, or it's an accessory barrel, H&R has offered them as accessory barrel in the past, I've got one and had two others. FWIW, the 30-06 UC came with a camo lam stock, got one of those too.  ;) They're worth whatever someone is willing to give for them, they've gone for up to $350 in the classifieds here, barrels for ~$150.

As to how rare, not as rare as 7x64 or 7x57, I've seen several UCs sold here, but not many of the 7xs at all.

Thank you sir.  I knew you would know.  Sound slike a decent deal going on this one then.  I will have to go check it out.  As far as the 7xs are concerned, one of these days I will stumble on one, one of these days...
